Northcroft Ct., Lake Forest Custom Home by SMART Builders

Lake Forest Custom Home BuildersThis Hamptons-Style home, built by SMART Builders, Inc. and designed by H. Gary Frank Architects is located on an expansive 3-acre lot in the Chicago North Shore City of Lake Forest. The spacious, shingled four-bedroom home features a porch facing lush gardens designed by landscape architect Pamela Self. The porch runs the length of the main floor, and a total of 11 fireplaces offer warm places to convene. Another primary aim, for the Lake Forest family, was to surround the house with naturalistic, grassy gardens inspired by Dutch landscape master Piet Oudolf, known for his work on Lurie Garden in Chicago and the High Line in New York. The beautiful garden setting includes 60,000 bulbs from Roy Diblik, of Northwood Perennial Farm, who teamed with Oudolf on the aforementioned gardens. Builder Richard Bondarowicz, of SMART Builders, and architect, Gary Frank, gave this Lake Forest residence a Hamptons feel with a tapersawn cedar shake roof from Smart Roofing, Inc. For the interiors, Chicago Interior Designer Marshall Erb collaborated with the design-build team to enhance the detailing and conceptualize the use of the rooms. Erb, whose background is in architecture, notes that Frank's understanding of classical architecture helped set the stage for comfortable rooms despite the home's size. SMART Builders, Inc. specializes in delivering custom homes that make the owners' dreams a reality. For more than 25 years, Richard Bondarowicz and his team focus on designing and building high-quality, luxury custom homes to suit the lifestyle of each client. Working with a great team is really important, and when you also have homeowners who are open-minded, it's so rewarding. This home was featured in the March/April 2019 issue of Chicago LUXE Interiors + Design Magazine.learn more»

Frequently Asked Questions (FAQ)

Getting Started

What is the first step in building a custom home? The first step is an initial conversation about your goals, preferred style, budget expectations, timeline, and whether you already own a homesite. From there, SMART Builders helps define the right path forward so the project begins with clarity, strategy, and the right team.
When should I contact SMART Builders? Ideally, as early as possible. Early builder involvement helps guide homesite evaluation, team selection, budgeting, scheduling, and key early decisions before the design progresses too far.
Can SMART Builders help before I purchase a lot? Yes. Guidance can be provided before purchasing a homesite by evaluating site suitability, estimating site related costs, and identifying practical factors that may impact your investment and future design.
Do I need completed plans before contacting you? No. Many successful projects begin before plans are finalized. Early involvement helps create a more coordinated, informed, and efficient design process.

Design-Build Process

What does design-build mean for a custom home project? Design-build is an integrated approach where the builder is involved early and remains engaged throughout planning, design, budgeting, and construction. This results in better coordination, clearer communication, and a more seamless overall experience.
How does SMART Builders lead the design-build process? SMART Builders guides the project from early planning through construction by assisting with team assembly, budgeting, schedule alignment, design coordination, and ongoing decision-making. The goal is to keep the process organized, efficient, and progressing smoothly.
Do you work with outside architects and interior designers? Yes. SMART Builders collaborates with a wide range of architects, interior designers, and specialty consultants. This flexibility allows the right team to be assembled based on each client’s vision and project requirements.
Can you help us select the right architect for our project? Yes. SMART Builders helps identify architects whose style, experience, communication approach, and design sensibility align with your vision, budget, and timeline.

Homesite & Early Planning

Can SMART Builders help evaluate a lot before we buy it? Yes. SMART Builders can review site access, grading, utilities, demolition needs, setbacks, and overall suitability so you have a clear and informed understanding of the property before moving forward.
What should we consider before purchasing a homesite? Key considerations include location, lot dimensions, setbacks, utility access, grading, drainage, neighborhood context, demolition requirements, and how the site may impact both design opportunities and overall construction cost.
Can you help us understand site costs before acquisition? Yes. SMART Builders helps identify likely early costs such as demolition, tree removal, temporary electric, surveying, soil testing, civil engineering, and utility related work to reduce unexpected expenses later in the project.

Budgeting & Preconstruction

What is included in your preconstruction services? Preconstruction typically includes budgeting, scope development, value engineering, constructability review, schedule planning, site planning, and coordination with the architect, interior designer, and consultants.
Do you offer preconstruction agreements? Yes. SMART Builders often works under a preconstruction agreement during planning and design so meaningful guidance can be provided before the final construction contract is established.
Can you provide budgeting before the design is complete? Yes. Early budgeting is a key advantage of the process. Even before final plans are complete, informed budget guidance can be provided based on size, site conditions, complexity, and anticipated level of finish.
How do you keep design aligned with budget? SMART Builders remains involved throughout design development, offering real-time pricing insight, constructability input, and value-based recommendations to keep the project aligned with the owner’s goals.

Architect & Designer Collaboration

Do you only work with certain architects or designers? No. SMART Builders works with a wide range of architects and interior designers, selecting the right team based on the client, homesite, architectural vision, and project goals.
Can you collaborate with our existing architect or interior designer? Yes. SMART Builders regularly joins projects where design professionals are already selected and works collaboratively to support design intent while maintaining budget and schedule discipline.
How do you help assemble the right design team? Team selection is guided by evaluating style, communication, experience, responsiveness, project complexity, and budget alignment to ensure the right fit for the home.
What role does the builder play during design development? During design development, the builder bridges concept and execution by advising on pricing, construction methods, detailing, sequencing, feasibility, and coordination.

Timeline & Permits

How long does it take to design and build a custom home? The timeline varies based on complexity, municipality, permitting requirements, and level of finish. High-end custom homes require thoughtful planning and coordination to achieve the desired result.
What factors can affect the schedule? Factors include design development, client decisions, permitting timelines, municipal review, labor and material lead times, weather, and overall project complexity.
Does SMART Builders help with permits and municipal coordination? Yes. SMART Builders helps guide and coordinate the permitting and approval process alongside architects, engineers, and consultants, leveraging experience with local jurisdictions.
When should we begin planning if we want to start construction next year? Planning should begin well in advance to allow time for team selection, design development, budgeting, permitting, and coordinated preconstruction efforts.

Construction & Communication

What happens once construction begins? SMART Builders manages day-to-day execution including trade coordination, scheduling, quality control, site management, and communication with the client and project team.
How do you communicate progress during construction? Regular updates, meetings, and ongoing communication keep clients informed about progress, upcoming milestones, decisions, and overall project direction.
How do you handle changes during construction? Changes are managed through clear communication and evaluation of their impact on cost, timing, and scope, allowing clients to make informed decisions.
What is it like to work with SMART Builders? Working with SMART Builders is a collaborative and highly engaged experience focused on proactive communication, thoughtful planning, practical guidance, and strong leadership throughout the project.

Selections & Finishes

When do we need to make finish selections? Many selections begin earlier than expected. Early decisions help protect the schedule, improve budgeting accuracy, and allow better coordination across the project team.
Will SMART Builders help guide the selections process? Yes. Guidance is provided on timing, coordination, and cost implications to make the selections process more organized and manageable.
How do you keep selections from delaying the schedule? A structured decision timeline is established and key milestones are tracked to ensure items such as windows, cabinetry, appliances, plumbing fixtures, and lighting are selected on time.
